thanks rockingdoctor. I tend to disagree with you, coz its a common topic that the real state market is falling down and they dont know until what time the foreclosures will continue. There are more sellers than buyers so prices are cheap now, almost in every state (there are few exeptions like Manhattan where prices didnt go down).

It also depends how long r u gonna stay in that location.
I am finishing residency in San Jose area and we did not buy a house; it is way too expensive here.
For 2-3 years I think it is easier to rent a place rather than buy. It is a quick in&out solution. You do not have to get into the hassle of buying then finding a real estate agent and deal with milion of papers, commisions, market trends, insurance, association fee, property taxes etc. If you plan to stay longer then I believe it is smart to find the right time buy a place.
I'm going for a 3 year fellowship and still not buying a house, I find it more convenient to rent a place.

Mirrors my situation, though I might have gained some dollars if I had bought since I ended up staying same place for fellowship too, but i rented anyway and i am glad i did since the prices at the start of my residency were higher than they r now, i would have lost atleast 10-20% by now.

I agree with dr and katzung..the only exception would be residents with children ..especially school going kids..even then if u have a good houses to rent in the school district..that would be the better bet..
Houses come with lot of hidden costs and long term maintainance ...Look for one only if you are of certain about living in the same city for a 'very' long time..
Also personally i would prefer to be extremely close to the hospital in my residency years if possible and renting is the best solution..!!!
